Lease Your Home
 
If you need to move, and don't have to sell your present home, we can help you determine if turning your home into a rental will be cost-effective. If it is, we can recommend reputable property management companies and will list your home for leases of 12 months or more.
 
Modify Your Home Loan
 
The government offers incentives to lenders to modify home loans, but to date few loans have been modified successfully. Caution: Scam arts are collecting money from desperate home owners with false promises. Beware of anyone who asks you to pay a fee for counseling service and modification of a delinquent loan.
 
If you owe more on your home loan than your home is presently worth, and you can prove paying the loan as agreed is a hardship, your lender may accept less than what you owe and agree not to pursue you for the balance.
 
Deed in Lieu of Foreclosure
 
The government's Home Affordable Foreclosure Alternatives Program can help you avoid foreclosure. Before your lender will agree with the HAFA deed in lieu of foreclosure, you must attempt to sell the home. We recommend you consult a real estate attorney and your tax preparer.

 Avoiding foreclosure with a short sale will be more attractive to many California home owners when a new law takes effect on January 1, 2011.
